It’s Wise to Prepare For Spring Rains
Rainy season will be arriving shortly, so it’s wise to prepare for spring rains. My question is how much is your basement worth to you? Most homeowners have no idea what their insurance policies cover. You should make sure you have a sump pump rider, if your sump pump happens to fail, due to having no back up battery when the power goes out, you want to be covered. Also it's a good idea to carry flood insurance and/or install a backup battery on your sump pump for those occasions when the power does goes out.
Take a step back and take a good look at your finished basement and the items in it. How much do you think it would take to replace your finished basement? Trust me depending on the square footage of your basement, it will be pretty expensive to get it back to pre-loss conditions. So make sure you carry enough insurance to cover the dry out of the structure, insurance to cover your valuables (contents), and replacement of materials.
Now we will be moving up to the main level of your home, walk around and check for water spots on your ceiling. If there are any visible signs of water intrusion, you may need to have your roof inspected or your gutters may be full. The main culprits in flooded basements is due to full gutters that allow water to pool around your foundation and over time the water slowly infiltrates the porous concrete making its way into the basement. The downspouts to the gutters should also direct water out and away from the foundation of your home. It’s also a good idea to make sure your landscaping is in good condition so it allows water to drain out and away from your home. Dry holes where mulch or dirt has settled allows water to pool around your home.
Things to have handy when the storms do start to roll in : Candles, matches/lighter, battery powered radio, dry goods and water. Stay safe during fall storms.
